Mr. Kehinde Gbajumo, the Permanent Secretary of the Ministry of Waterfront Infrastructure Development, has urged the Executives of the Real Estate Development Association of Nigeria (REDAN) to inform their members of the rules, regulations, and laws governing reclamation, regularisation of title on land, and adjacent waterfront clearance.

The Lagos State Physical Planning Permit Authority (LASPPPA) organised the One-Day Sensitization and Enlightenment seminar with the theme: “Improving The Planning Permit Process For Ease Of Doing Business In Lagos State,” and Gbajumo provided the advice.

He added that it is a requirement to processing planning permit/on land abutting water.

He contends that in order to obtain a planning permission for waterfront development and layout approval from the Ministry of Physical Planning Urban Development, the Ministry of Waterfront Infrastructure Development must be involved in the process of giving waterfront clearance.

He claims that “some of the activities of his Ministry include the Regularisation of Title to Waterfront Land, Issuance of Waterfront Clearance for Planning Permit on Building Development along Waterfront Land, Granting of Reclamation Permits for Creation of Islands, Foreshore Estate and Extension of Land by Reclamation as well as the Construction of Private Jetties along the State Waterfront”.

The seminar was organised to prevent needless delays in obtaining planning permits or property being sealed or demolished during construction for non-compliance with building regulations, documentation, statutory payments and taxation, according to the general manager of Lagos State Physical Planning Permit Authority (LASPPA), Tpl Kehinde Osinaike, in his address.

According to him, development plans—which are governmental policies and recommendations for the use of land to establish order and effective operation of cities, towns, and villages—determine the morphology of towns and cities.

According to him, “A well-articulated plan will not yield the desired results in transforming the cities for good if its intent and purpose are not fully upheld, hence the use of legislation to enforce compliance with the Lagos State Physical Planning and Development Law 2010, the Lagos State Physical Planning Permit Regulations, and the Lagos State Building Control Regulations 2019.”

In addition, the Lands Bureau, the Lagos State Building Control Authority (LASBCA), the New Towns Development Authority (NTDA), the Lagos State Internal Revenue Services (LIRS), and the Lagos State Safety Commission were among the other participants in the seminar.
