What do the artist Rick Ross, the bodybuilder The Rock, and the CEO of Flex Seal, Phil Swift, have in common? Southwest Ranches is a low-key South Florida real estate investment.

Southwest Ranches, located just 22 miles outside of Miami and 15 miles from Fort Lauderdale in Broward County, is a low-density equestrian community that is significantly lighter on the gas tank than the hour-plus, traffic-heavy commute to Wellington.

However, you do not need to be a skilled rider to appreciate the vast open expanses.

In August, Bill Weiland, owner of the nation’s largest natural food brokerage, paid a town record $15.4 million for a custom mansion in Southwest Ranches.

In the same month, a pair of adjacent homes at 13000 and 13001 Lewin Lane were listed for a combined $54 million.

The larger estate has 17,000 square feet, seven bedrooms, and eight bathrooms, and is owned by chiropractor Robert Lewin and his twin brother Harley. The smaller home has 14,485 square feet, five bedrooms, and six baths.

Both are laden with advantages and amenities and are on the market with Jill Eber, Jon Mann, and Jill Hertzberg of Coldwell Banker Realty and Kyle Sorel of No Limit Real Estate.

The residences located at 13000 and 13001 Lewin Lane are 22 miles from Miami and include a total of 12 bedrooms.

“Southwest Ranches is a great value for ultra-high-net-worth individuals,” Miguel Serrano of Douglas Elliman said, noting that despite the area’s rural character, it is accessible to three major international airports. “It’s a Hamptons-style lifestyle in a relatively unknown place, and because to tight preservation regulations that prohibit future overdevelopment, it’s going to stay that way. The motto of the town is “The pavement ends here!”

Presently, Serrano is offering the last available lots at Landmark Ranch Estates, the only exclusive gated community in the region.

It comprises of 44 estate sites ranging from 2 to 5 acres, developed by Landmark Custom Homes, with architectural plans by Affiniti Architects, Yates Associates Architecture, Maurice Menasche, Danny Sorogon, and others.

Only five properties remain for sale within the Landmark Ranch Estates’ gated community. At a starting price of $7.9 million, they offer 2 to 5 acres of land and plenty of open space.

“There will never be another community like this in Southwest Ranches,” says Rick Bell, owner of Landmark Custom Homes, who purchased the development’s 150 acres over two decades ago, prior to the town’s establishment (which allowed the now-prohibited gated-style of the community to be grandfathered in).
