Brisbane City is set to undergo significant changes with the completion of the Cross River Rail project, which includes the construction of the first new rail station in over 120 years.
The new Albert Street Station will open in 2027 and is expected to become the new centre of the city, replacing Queen Street Mall as the heart of the CBD. It is anticipated that 67,000 people will take the escalators to and from the busy platforms each weekday.
While the Cross River Rail Delivery Authority works on completing the underground tunnels and railway, the above-ground development is being overseen by the Queensland Investment Corporation (QIC).
QIC recently announced a $750 million investment to build a 40-storey commercial office tower on Albert and Mary streets, which is set to become the centre point of the new CBD.
According to CRDA chief executive Graeme Newton, Albert Street will become the new central station and the crossroads of the city. Newton also noted that QIC’s decision to prioritize the Albert Street location made commercial sense as it is the most attractive site for investors.
QIC’s proposed vertical village will include mainly new-generation, flexible commercial office space, as well as mixed retail with eateries, bars and restaurants.
The building will feature 31 floors of office space designed to suit a range of tenants in new and emerging ways of working. The development will also include 250 bicycle parking spaces and “end of trip” cycling facilities.
The development application for the Albert Street precinct has been lodged with the Queensland government’s Economic Development Queensland and is expected to be completed by late 2027, subject to approvals.
The location of the site within the Cross River Rail Priority Development Area and opposite the Albert Street Station provides the opportunity to provide a truly integrated precinct, which complements the Albert Street green spine envisioned by Brisbane City Council.
Viewed from the Albert Street Cross River Rail Station, the building will appear as a subtropical vertical garden, with the tropical foliage theme integrated throughout the remainder of the development.
